A nen\u00ed divu. T\u0159eba proces vy\u0159\u00edzen\u00ed stavebn\u00edho povolen\u00ed dok\u00e1\u017ee \u010dasto zava\u0159it hlavu i ost\u0159\u00edlen\u00fdm stava\u0159\u016fm.\u00a0\u00a0\u00a0<\/p>\r\n\r\n\r\n\r\n<h3><strong>V\u00fdb\u011br pozemku\u00a0<\/strong><\/h3>\r\n\r\n\r\n\r\n<p>Zde v\u011bt\u0161inou v\u0161e za\u010d\u00edn\u00e1. Pokud stavebn\u00ed pozemek ji\u017e vlastn\u00edte, m\u016f\u017eete si gratulovat, proto\u017ee m\u00e1te o starost m\u00e9n\u011b. Pokud vhodn\u00fd pozemek teprve vyb\u00edr\u00e1te, nejprve si o n\u011bm <strong>zjist\u011bte co nejv\u00edce relevantn\u00edch informac\u00ed.<\/strong> P\u0159edev\u0161\u00edm, jestli je v\u016fbec vybran\u00fd pozemek ur\u010den pro v\u00fdstavbu rodinn\u00e9ho domu. Tohle si m\u016f\u017eete jednodu\u0161e zjistit na p\u0159\u00edslu\u0161n\u00e9m stavebn\u00edm \u00fa\u0159ad\u011b. Podstatnou roli tak\u00e9 hraje <strong>p\u0159\u00edstup k\u00a0pozemku<\/strong>, jeho velikost a tvar, co\u017e jsou d\u016fle\u017eit\u00e9 aspekty pro dispozi\u010dn\u00ed \u0159e\u0161en\u00ed domu. Myslete tak\u00e9 na <strong>stavebn\u00ed regulativy<\/strong>, jako jsou minim\u00e1ln\u00ed odstupy stavby od hranic pozemku, vzd\u00e1lenost stavby od cesty nebo odstupy od sousedn\u00edch staveb.\u00a0\u00a0\u00a0<\/p>\r\n\r\n\r\n\r\n<h3><strong>Typov\u00fd d\u016fm vs. projekce na m\u00edru\u00a0<\/strong><\/h3>\r\n\r\n\r\n\r\n<p>L\u00edb\u00ed se v\u00e1m typov\u00fd projekt z\u00a0katalogu, nebo rad\u011bji chcete d\u016fm podle sv\u00fdch sn\u016f? U projektov\u00e9ho domu doporu\u010dujeme naj\u00edt dodavatele, kter\u00fd m\u00e1 prokazateln\u00e9 reference. Typov\u00e9 domy <strong>b\u00fdvaj\u00ed levn\u011bj\u0161\u00ed<\/strong>, nicm\u00e9n\u011b jejich cena obvykle nezahrnuje situa\u010dn\u00ed n\u00e1kres, projekt technick\u00fdch p\u0159\u00edpojek nebo p\u0159\u00edpadn\u00e9 individu\u00e1ln\u00ed \u00fapravy. Soused\u016fv souhlas je tedy velkou v\u00fdhodou, d\u00edky kter\u00e9 m\u016f\u017eete u\u0161et\u0159it \u010das, pen\u00edze i nervy. Pokud se souhlas souseda nepoda\u0159\u00ed z\u00edskat, je nezbytn\u00e9 podstoupit proces klasick\u00e9ho \u00fazemn\u00edho \u0159\u00edzen\u00ed. V\u00a0tomto p\u0159\u00edpad\u011b je v\u00e1\u0161 soused t\u00e9\u017e \u00fa\u010dastn\u00edkem tohoto \u0159\u00edzen\u00ed.\u00a0<\/p>\r\n\r\n\r\n\r\n<p>Pokud na byrokratick\u00fd \u0161iml a pap\u00edrov\u00e1n\u00ed nem\u00e1te n\u00e1ladu, m\u016f\u017eete tuto \u010dinnost delegovat. Pokud je \u017e\u00e1dost o vyd\u00e1n\u00ed stavebn\u00edho povolen\u00ed v\u00a0po\u0159\u00e1dku a spr\u00e1vn\u00ed poplatek byl uhrazen, m\u00e1 stavebn\u00ed \u00fa\u0159ad 30 dn\u016f na vyd\u00e1n\u00ed ofici\u00e1ln\u00edho rozhodnut\u00ed. Pokud \u00fa\u0159ad v\u00a0\u017e\u00e1dosti objev\u00ed nesrovnalost, vyzve v\u00e1s k\u00a0jej\u00ed oprav\u011b.\u00a0<\/p>\r\n\r\n\r\n\r\n<h3><strong>V\u00fdstavba sv\u00e9pomoc\u00ed, nebo zak\u00e1zka na kl\u00ed\u010d?\u00a0<\/strong><\/h3>\r\n\r\n\r\n\r\n<p>Stavebn\u00ed povolen\u00ed ji\u017e m\u00e1te v\u00a0ruce a p\u0159em\u00fd\u0161l\u00edte, kdo bude realizovat v\u00fdstavbu va\u0161eho vysn\u011bn\u00e9ho domu. Nikdo z\u00a0n\u00e1s nezvl\u00e1dne dokonale v\u0161echny \u010dinnosti, proto mus\u00edte po\u010d\u00edtat s\u00a0t\u00edm, \u017ee <strong>na n\u011bkter\u00e9 odborn\u00e9 pr\u00e1ce mus\u00edte najmout profesion\u00e1ly<\/strong>.
